Bookings

Bookings can be made online by e-mail, or telephone. Bookings are confirmed automatically online. The Owner will respond to email or telephone enquiries. Bookings will only be confirmed by the Owner upon receipt of a non-refundable deposit of 25% of the booking value. The balance will be required 6 weeks prior to arrival.

Cancellation

If you have to cancel your booking please contact us immediately and confirm your cancellation in writing (email). We shall do our best to re-let the property. If we are successful we will refund to you all the monies received, less your deposit. If we are unable to re-let, the following cancellation charges will apply

• More than 6 weeks before arrival date: Deposit
• Between 2 and 6 weeks before arrival date: 75% of full price
• Less than 2 weeks before arrival date: Full price

Arrival & Departure Times

Rental periods commence from 3.00 p.m. on the Saturday of arrival to 10.00 a.m. on the day of departure. (In Summer, June, July & August, weekly (7 nights) rentals usually run from Saturday to Saturday, but off-season stays are a minimum of 3 nights).

Responsibilities of the Resident during rental period

• The Resident is responsible for the condition of the property and of the furniture and equipment therein.
• The Lodge should be returned to the state of cleanliness found on arrival.
• The number of occupants must not exceed the number stated on the booking form unless approval is obtained.
• The Owner is not liable to the Resident for the loss or damage of any belongings.
• A security deposit may be required on arrival to cover breakages. This will be returned less any charges on departure. All breakage should be reported to the owner prior to checkout.
• No pets allowed in the lodges.
• No smoking allowed in the lodges.

Utilities

• All bed linen and towels are provided
• Electricity and oil heating costs are included in the price.
• Firewood logs are supplied free of charge
• Satellite TV is supplied free of charge
• Wi-Fi is available free of charge.
• Lodge cleaning is available on request

Payment Methods

The Owners and their employees or agents are not liable and cannot accept responsibility for any injury, loss or damage sustained by any person or persons whether arising under the express or implied terms of any rental agreement, or at Common Law (including any negligence of the Owners, their employees or agents) or in any other way whatsoever. The exclusion of the implied terms contained in the Sales of Goods and Supply of Services Act 1980 is subject to the provision of Section 40 of the said Act. In the event of breach of contract on the part of the Owners, their employees or agents, any loss and/or damage, including consequential loss sustained by the Hirer shall be limited to the sum paid by the Hirer to the Owners.
